VA Refinance FAQs

Do I need an appraisal?

Not for most streamline (Express/IRRRL) refinances. Cash-out options and refinances from non-VA loans generally require a full appraisal.

Will you check my credit to use VALOR?

No credit pull is required for the initial VALOR analysis. We only check credit when you're ready to move forward with an actual loan application.

Can I take cash out?

Yes – the Veteran Advantage Plus program allows qualified borrowers to access home equity, typically up to 90% LTV (loan-to-value ratio).

Can I move from an FHA or Conventional loan to VA?

Yes – the Veteran Advantage Access program helps remove PMI and transition into full VA benefits. This is often the best option for eligible veterans currently in conventional or FHA loans.

What's the VA funding fee?

The VA funding fee varies by loan type: IRRRL (streamline) is 0.5%, first-time VA use is 2.15%, subsequent use is 3.3%. Veterans with a 10%+ service-connected disability are exempt from the fee. The fee can be rolled into your loan amount.

How long does the process take?

Streamline refinances typically close in 2-3 weeks. Cash-out and conventional-to-VA refinances take 3-4 weeks on average.
